Lights Project

The Village Square and FM/Zone one irrigation tanks are now linked to the TSÉ Treated Water by Muscat Bay STP. Two new water meters now cover the common area beyond the hotel, reducing prior water loss.

Currently, work is in progress for the last two irrigation tanks: zone five and zone eight.

Sub water meters, chambers, strainers, and valves for zones 3A, 3B, 5, and 8 are installed under the Access Project. These enhance Muscat Bay's reliability and leakage control, enabling precise location identification. A main bulk water meter will be added to measure consumption accurately.

In May 2023, Muscat Bay experienced a critical failure in two York YCAL0046 chillers, leading to significant operational disruptions. A comprehensive analysis was initiated to uncover the root causes of the evaporator damage, involving an extensive review of maintenance records, BMS logs, and communications with service providers. Despite timely maintenance and service checks, discrepancies in adherence to YORK maintenance guidelines were observed. Additionally, BMS command mismatches and sensor malfunctions contributed to the failure, culminating in the freezing and breakdown of the evaporators. Initial findings suggest a multi-faceted causality, involving potential oversights by the chiller maintenance team (Genetcoo), BMS service provider (ATPC), and facility management service provider (COMO). This report synthesizes the technical assessments, stakeholder responsibilities, and financial implications, culminating in actionable recommendations for future preventive measures.
