The HVAC system at Muscat Bay plays a crucial role in maintaining comfort and efficiency. Specifically, we focus on the YORK chillers, Building Management Systems (BMS), and pressurization units. These components are essential for ensuring continuous and efficient operation.
Project Goals
Our objectives for this AMC evaluation are as follows:
- Continuous Operation: Ensure uninterrupted functioning of the HVAC system.
- Integration and Management: Seamlessly integrate and manage BMS and pressurization units.
- Service Quality and Reliability: Maintain high standards of maintenance service quality and system reliability.
Scope of Work
We outline detailed maintenance activities encompassing:
- Preventive Maintenance: Regular checks and upkeep.
- Emergency Repairs: Swift response during breakdowns.
- Parts Management: Efficient handling of spare parts.
- System Monitoring: Continuous monitoring of chillers, BMS, and pressurization units.
Current Roadblocks and Barriers
We address existing challenges:
Identify and replace aging parts in YORK chillers to prevent breakdowns
Improve integration between BMS and pressurization units
Evaluate and enhance performance of the emergency response team
Assess and address quality inconsistencies of the current maintenance contractor
